Building Plan Masterfile Update Deadline Approaching

As a reminder to our clients, the deadline for updating building plans in
Fairfax County's residential Masterfile to satisfy the 2000 Virginia Uniform
Statewide Building Code (USBC) is rapidly approaching.
As
announced by Fairfax County’s Office of Building Code Services last November
(see
DPWES Letter to Industry 03-21), all permit applications for residential
developments utilizing Masterfile plans submitted on or after October 1,
2004 must comply with the 2000 USBC. Accordingly, the Office of
Building Code Services requires all plans kept in the Masterfile to be
updated before October 1, or else they will be discarded.
Fairfax County’s Office of Building Code Services recently announced that
the backlog and review times for Masterfile update reviews is as long as six
weeks, meaning that a timely submission for review of Masterfile plan
updates is critical to keeping projects on schedule. You can review a
list of current review times and backlog for normally submitted plans at
this page.
Residential plans signed and sealed by a registered design professional may
utilize the Expedited Building Plan Review Program,
described in the previous BC Bulletin.

DPWES Letter to Industry 04-01 lists approved peer reviewers.
Expedited reviews can greatly improve review times, and are encouraged by
the County.
BC
strongly advises its clients to do the following as soon as possible:

Review which plans you have on the Masterfile.

Contact the architect to update plans you wish to keep on the Masterfile
to 2000 USBC requirements. These requirements are described in
DPWES Letter to Industry 03-21.

Submit new plans as soon as possible to avoid delays, and utilize the Expedited Building Plan Review Program.
